Value Add Property Group Investors serves our investors through our unique process for commercial real estate investing. We target Office, Industrial, and Retail in high-growth markets with favorable supply and demand conditions, strong job growth, employment, and education centers within cities that have a superior quality of life.

Our relationships with brokers, property owners, and tenants allows us to have extensive intel on opportunities we are evaluating to see what the immediate and mid term upside is on each asset. Our typical hold period will be between 1 and 5 years and we will exit the property once our business plan is executed.

Our experience in executing over $3B in deals allows us to evaluate the upside in a property quickly and we decline deals that we feel are not in our investors best interests.

Our Unique Process is based on a proven value add strategy that we have implemented on hundreds of properties which includes breaking larger suites into more leasable units, creating spec suites to limit TI exposure and lower downtime, rehab of common areas and exterior to increase rental rates, implementing teaser lease programs to get cash flow quickly yet keep higher coupon rates in later years for maximized NOI on our exit year.
